Dockside Village of the 1000 Islands will be located in Morristown, New York alongside of its neighbor,
Dockside Resorts. Dockside Village will sit directly on the waterfront situated well within the protected
harbor, giving this location excellent protection from waves and weather. Located on the former site of
the Harbor Inn, this location is directly across from Brockville, Canada which generates a steady flow of
visitors. The public boat launch and village park are directly adjacent to this parcel. This location also
serves as a “port of entry” for entering the United States. Dockside Village of the 1000 Islands will be a
64,000 square foot LEED certified (Leadership in Energy and Environmental Design) shopping and
hotel facility all contained in one building. In addition, the building will also carry several eating
establishments and a host of gift shops and services. Approximately 16,000 square feet of shopping
and restaurants will be located on the ground level, an additional 6,000 square feet of commercial
office space and/or retail space will be located on the second level and level 3 and 4 will be hotel rooms
and suites. The existing dockage will be expanded to accommodate approximately 30 boats for private
and public docking. Choice Hotels International, Inc. has authorized the franchise of an Ascend Hotel at
Dockside Village of the 1000 Islands. This Ascend branding, which is geared towards an upscale
vacation destination type resort, will consist of approximately 27 single rooms, 4 suites and a
conference center.

Lot description – waterfront property, zoned commercial waterfront development, approximately 1.95
acres in size, located on Morristown Bay directly across from Brockville, Canada. Lot has been cleared
of all buildings, brought up to grade, a seawall has been installed approximately 500 feet in length,
pilings and landing for docking system installed (approximately 30 boat slips), utilities have been
readied at the site, a temporary electric pole has been installed for electric during project construction
and property borders directly next to the new boat launch at the Morristown municipal park.
Building considerations – A 64,000 square ft. building has been designed (renderings and floor plans
available) consisting of approximately 32,000 square ft. of retail space and 32,000 square ft. of
hospitality. The retail space was designed for a restaurant, a grocery store and several retailers or
offices. The hotel area consists of 26 double rooms and 4 suites, all rooms with balconies overlooking
the water. Additionally, a large conference area and fitness center also overlook the waterfront.
Provisions, piling and deck have been prepared for a marina consisting of 30 boat slips.
Services completed – All environmental studies have been completed and updated to current status. A
feasibility study has been updated and completed as is the appraisal showing value of completed
project. Permits have been cleared for zoning, building variances, Army Corp. of engineering,
environmental, waterfront related issues and building design. Rock boring studies and field operations
have been completed (basically, solid granite base). Choice International has approved these plans for
a franchised hotel, Ascend (an upscale vacation destination branding), and a management group has
been established for day to day operations if desired.
