The existing CMBS loan to be assumed was originated on February 1, 2019. The original balance of the loan was $35,500,000 with a current assumable balance of $33,177,298. It is a fixed, 5.6% interest rate, non-recourse loan. The terms of this assumable CMBS loan are well below what a new loan would be today and offers the investor an attractive rate of return due to the low fixed cost of the assumable debt and offers the investors the opportunity to refinance the loan in the spring of 2029. The yield interest savings for this portfolio purchase are quite completing given the portfolio’s financial performance.
