Lot 53 - 3450 Twilight Drive - Canyon Hills Subdivision
Lot 53 in Canyon Hills Subdivision
Marketing description
For a mountain-side lot, Lot 53 is an easy lot to build on. Its access road would be installed from Twilight Drive. An additional 12 foot wide access road extends west, between lots 54 and 55, to the east boundary of Lot 53. As you can see from the excavation, the original owner of this lot intended to build a home with a pool! Design your home to take advantage of view of the rugged cliffs to the south and views across the Tularosa Basin to the Franklin Mountains near El Paso. See attached photos of panoramic views! As you can see in the view of the picture across the valley, the thousands of white sand dunes in the distance, the whitest sand in America, form the White Sands National Park. Beyond the White Sands is the San Andres Mountain range. One of the valleys of the San Andres Mountain range has a small hill, 600 feet high, known as Victorio Peak. Google “Victorio Peak Treasure” and you will learn about the largest treasure found in America, and where it may have gone! The Restrictive Covenants for Canyon Hills subdivision, copy attached, were drafted over 50 years ago. Many of the lot owners within the subdivision wish to update those Restrictive Covenants. When that takes place, such amendments to the Restrictive Covenants will preserve and protect the value of each lot and each home within the subdivision. Each lot owners cooperation in that process will be appreciated. Canyon Hills subdivision is located within Otero County, outside the Alamogordo City Limits therefore municipal city water and sewer services are not available to the lots within the subdivision. Owners are responsible for installing their own state-approved septic system. Water is provided by the Canyon Hills Area Water Users Association, which owns two water wells that serve the subdivision. The Canyon Hills Area Water Users Association operates the private water system for Canyon Hills Subdivision. Each lot owner has one share in the water system. The Association holds an annual meeting once a year to update all members. Prior to beginning construction on their lot, the lot owner pays an initial hook-up fee, currently $250. Installation of the water meter, provided by the Association, is the responsibility of the lot owner and must be performed by an approved New Mexico- Licensed Plumber. Water is billed base upon consumption. This is an arid environment and water is precious. Desert landscaping is encouraged in order to reduce the demand on the water system. Annual Otero County Property Taxes are due in November of each year. The 2025 property tax was $300. The address of 3450 Twilight Drive is approximate. Otero County will assign an exact street address upon issuance of a building permit.
