Southern Vermont Luxury Inn
One of Manchester's Oldest Homes — Operating as a Premier Inn Since 1987
Marketing description
The Inn at Ormsby Hill is a well-established bed and breakfast in Manchester, Vermont — one of southern Vermont's most enduring and well-trafficked destination markets. The Inn holds membership in Select Registry: Distinguished Inns of North America by invitation only, and has maintained the AAA Four-Diamond Award continuously since 2000. Current owners have made meaningful upgrades to a property that has been carefully renovated over several decades, with consistent attention to preserving its historic character.
The original structure dates to 1764, making it one of the oldest buildings in Manchester. Robert Todd Lincoln was a frequent visitor to the property in the 1880s — a connection reinforced by the proximity of Hildene, the Lincoln Family Home, which Lincoln purchased on the land directly behind Ormsby Hill. The property was converted to a five-room bed and breakfast in 1987 and expanded to 10 guest rooms in 1995. The five original rooms carry a particular historic personality; all ten are spacious and well-appointed, each with a private bath, jetted tub, and fireplace.
Two sets of historic iron gates mark the arrival experience at Ormsby Hill. Inside, guests move between two common rooms — a living room and a gathering room, each with a wood-burning fireplace — before entering the Inn's conservatory dining room, a large glass-enclosed space on three sides that looks out over the landscaped grounds, perennial gardens, and the Green Mountains beyond. French doors open to a slate patio and, just beyond it, a gazebo. The dining room is the heart of the guest experience here, and the setting it offers is difficult to replicate.
Three guest rooms occupy the first floor — one accessed from the central gathering room, two with private exterior entrances and decks. A grand staircase leads to the remaining seven rooms on the second floor.
The Inn's kitchen is a practical, well-configured workspace centered around a large picture window with views of the grounds and connects directly to a dedicated laundry facility, storage, a one-bay garage, and access to the Inn's basement with marble floors and primary systems. Current owners have updated this operational core to improve day-to-day functionality.
Owner's quarters consist of a 22' x 27' post-and-beam open living space with cathedral ceiling, an attached bedroom and bath, ample closet space, and a dedicated private office with views to the back patio. The space is both removed from the guest areas and well-connected to the Inn's entry and operations — a practical configuration for working innkeepers.

Investment highlights
AAA Four-Diamond Award Since 2000 — The Inn has held the AAA Four-Diamond designation continuously for over two decades, a distinction that is genuinely difficult to earn and maintain. For incoming owners, this represents an established quality benchmark and a meaningful marketing credential that carries weight with the Inn's target demographic.
Select Registry Member Property — Membership in Select Registry: Distinguished Inns of North America is by invitation only and reflects a recognized standard of quality among independent properties. The designation provides ongoing visibility within a curated network of discerning travelers and adds a layer of credibility.
One of Manchester's Oldest Structures, with Notable Historic Provenance — The original 1764 building and its documented connection to Robert Todd Lincoln — whose own property, Hildene, sits directly adjacent — give the Inn a depth of historic identity that is rare and not replicable. This provenance is woven into the guest experience and supports the Inn's positioning at the upper end of the market.
Proven, Multi-Season Destination Market — Manchester draws visitors across multiple seasons: fall foliage, ski season (Bromley, Stratton, and Magic Mountain are all nearby), summer hiking and outdoor recreation, and year-round shopping at the area's well-known outlets and boutiques. The market's breadth reduces the single-season concentration risk common to many New England inn properties.
Established Guest Base — The Inn has hosted family reunions, elopements, petite weddings, honeymoons, and special occasions over many years of continuous operation, building a repeat and referral guest base that represents a tangible asset alongside the physical property.
Fully Operational Infrastructure in Good Order — Current owners have invested in both the guest-facing product and the operational core of the Inn, including updates to the kitchen workspace and primary systems. The property is not in need of a turnaround — a meaningful distinction for buyers evaluating transition risk.
Owner's Quarters Integrated but Appropriately Separated — The 22' x 27' post-and-beam owner's living space with dedicated private office offers a functional and comfortable living arrangement for working innkeepers. While more modest in scale than some comparable offerings, the configuration is practical and well-suited to an owner-operator model.
