Net Leased Single-Family Home Portfolio (w/ Lighthouse Assets)*:

· Provides investor with an opportunity to exchange into a portfolio of net-leased single-family rental homes

· Net leased single-family home portfolios

· 5.25% cap

· Direct title ownership to portfolio of SFRs under a 10-year triple-net lease with Lighthouse

· Lighthouse will act as the tenant and pay a 5.25% going in cap rate with 1% annual increases

· Owner will have absolutely zero responsibilities, liabilities, or unexpected costs under this triple net lease

· Lighthouse is responsible for everything: property taxes, insurance, overall maintenance, and tenant turnovers (i.e. even when the house is vacant, Lighthouse must pay rent to the new Owner)

· Underlying assets have a 27.5 year depreciation schedule—and provides 30% greater depreciation than other commercial properties

· All of this while offering appreciation in home values in the greater DC, MD, and VA area
