I have done a proforma of what I believe the property can produce. I based these on the surrounding RV/Campground spaces, like KOA in Estes Park and Yogi Bear's Jellystone Park on Highway 36 just outside of Estes Park.
The retail is based on a store I have at Meeker Park Lodge in Allenspark, which is open only from May to September. The retail at this park should be open year round. Suggestions: The commercial space that I would put in a retail/coffee/fishing rentals etc.
The owners of 1607-1609 W. Highway 34 have owned it for over 40 years and the grounds are beautiful and the houses/cabins are in great condition. Pride of Ownership shows on this property. The county may let you add more RV/Campsites to the property. Also, it may be possible get a bridge across the river, which was there before the flood. They have not used it to it's potential.
This needs to be a destination place and with a bit of attention can be a very profitable and a great destination point.
