NASHVILLE MARKET
"Nicknamed “Music City,” Nashville today is a major center for the music industry. Manufacturing
and transportation still play a key role in the city’s diverse economy, along with the education,
healthcare, financial services, and corporate headquarters sectors.
2023's ULI Emerging Trends Report has Nashville ranked #1 across all metros in 2023 for overall real
estate investment potential , beating out perennial favorites Austin, Raleigh-Durham, Atlanta, and
any of the traditional coastal cities like San Francisco, Seattle, or New York City. Nashville repeated
the #1 award from the previous 2022 year.
Considered a "Supernova City," defined as "affordable smaller markets with between 1 million and
2 million residents. But their defining attribute is their tremendous and sustained population and
job growth, which is well above national averages. These are true magnet markets, particularly for
educated millennials."
Nashville ranks #1 in the specific categories of investor demand and #2 for development prospects.

Nearby Notable Projects Include:
General Motors’ EV and manufacturing hub for America.
The existing Spring Hill Plant located 6.5 miles away
already employed 3400 workers as GM's largest North
American site before its most recent $2 billion expansion
to build electric vehicles. On an adjoining parcel, GM and
South Korean tech giant, LG, partnered in April 2021 to
invest $2.3 billion in an Ultium Battery Cells plant to supply
electric vehicle batteries. The 2.8 million square foot
facility is estimated to create over 1700 high tech jobs.

“Over the next two decades, June Lake is poised to
feature 2,900 residential units, 3.9 million square feet of
Class A office space, nearly 1.3 million square feet of retail
and restaurant space, and 400 hotel rooms. This
comprehensive vision will create a dynamic living and
working environment, drawing individuals and businesses
alike to this remarkable destination.” The project
development cost is estimated to be $2.35 billion.

In April 2024, Executive Chair, Larry Ellison, declares
Nashville as home for Oracles new world headquarters.
“The pronouncement comes almost three years after
Oracle committed to bring 8,500 jobs to Nashville by 2031,
at a $1.35 billion riverfront office campus. In that time,
Oracle spent $28.3 billion buying a health tech company
named Cerner Corp. The deal plunged the software
company deep into Nashville's legacy business, and
Ellison spoke about his ambitions and "moral obligation"
to solve problems in that industry.”
