Customer demand and residential growth encouraged the chain to open the subject location just 2.18 miles west, making it the second Chick-fil-A along Garrisonville Road. The subject location is central to the area's newest residential and commercial projects, in addition to a massive County High School. The Northern Virginia area has boomed in the past couple of decades, including Stafford. Since 2010, the 5 -mile population has grown by 26.18% to 89,653 people with AHHI of $173,065. It is to expected to continue to grow by an additional 3% by 2029.
  • NEARBY 4 SCHOOLS WITH 4,400+ STUDENTS - Within 1-mile of the property, there are 4 schools including Rockhill Elementary School (646 Students), Park Ridge Elementary School (879 Students), AG Wright Middle School (839 Students), and North Stafford High School (2,045 Students). Of the 4 schools, the closest is North Stafford High School which is effectively within view of the site and has a point of ingress/egress at the intersection of Garrisonville Rd and Shelton Shop Rd; the same intersection as Chick-fil-A.
