The portfolio offers a desirable combination of secure, in-place income paired with strong potential upside, making it an ideal addition to any company’s portfolio. The centers are leased to highly competitive discount retailers that have done well during COVID-19 19. Additional revenue growth can be achieved through the lease-up of 64,166 available SF and accretive rental growth of the current leases.

The centers’ locations and tenant mix are ideally suited to their local markets and poise the assets for substantial appreciation long into the future. All the centers enjoy easy accessibility to major local thoroughfares and are located in key retail nodes in their respective markets. Three properties in the portfolio located in federal opportunity zones, investors have the ability to take advantage of recent tax changes to boost returns over longer hold periods.

The portfolio is offered subject to attractive CMBS in-place financing that matures in late 2025 at a 5.22% interest rate, offering owner(s) the benefit of locked-in, low interest rate to enhance returns.
