Golden Pond Estates is a beautiful 42-pad affordable home community located on 16.61 acres in Three Rivers, MI. The park was built in the early 1970's. The property is zoned (201) commercial and the park is presently enjoying legal & conforming status. A portion of the park is located in a flood zone but according to the owner since they are up on blocks they are technically not in it. There is a "shop" that is in the flood zone. The park is presently owned by a local but they are still utilizing an onsite resident as a manager/maintenance man.

The size of the pads in the park are 50 x 100. There is currently one vacant trailers that need to be removed from the premises. The park is 95% occupied. Of the 42-pads in the park, 35-pads are occupied with tenant owned homes averaging right at $370/month, five are POH's averaging $870/month, one pad is vacant, and one trailer needs to be removed. The pad rental rate was last raised in August of 2019. The POH rents were also last raised in August of 2019. All of the vacant pads are believed to have electric, water, & sewer to the site. The park does not utilize leases. Currently two of the tenants are behind in rent. Currently the tenants pay via Cashapp, check, money order, or cash. This park is on well & septic (two wells). The water pipes are all made out of galvanized. The sewer lines are believed to be cast iron. The amperage of each electrical pedestal is unknown by the owner. The park has electric meters to each pad. The owner got a quote of $25,000 to install water meters which would reduce water usage and cover operating cost of the well & testing. The trailers have LP tanks that are billed directly to them. The roads through the park are paved asphalt and are considered to be in "good" condition by the current owner. The tenants are responsible for mowing their own space. The park mows the empty pads and common spaces. The park takes care of snow removal (as needed). The park provides garbage service.
