East Austin Retail + Office | Spaces Available at Workbench
Building description
Workbench is a 48,000-square-foot, four-story Class A office and mixed-use building located at 2422 East 7th Street—squarely in the heart of East Austin’s most active, walkable, and culturally influential corridor. Positioned just 1.5 miles from Downtown Austin, the property sits within an established live-work-play ecosystem that continues to attract the city’s fastest-growing companies, creative talent, and development activity.
East Austin has emerged as Austin’s dominant growth engine, accounting for more than half of all building permits issued since 2020. The surrounding area offers exceptional walkability and bike access, with immediate proximity to top-tier restaurants, coffee shops, bars, boutique retail, and thousands of nearby residential units. The site benefits from strong fundamentals, including a daily traffic count exceeding 25,700 vehicles, daytime population of approximately 183,000 within a short radius, and 4400 apartments within walking distance.
THE POWER OF PLACE | BUILT-IN COMMUNITY AS THE REAL AMENITY
Workbench was intentionally designed around the idea that proximity creates opportunity. More than a building, it is a curated ecosystem where tenants work alongside partners, collaborators, and decision-makers—not competitors. This built-in community is the project’s most valuable amenity and a core reason it functions differently than traditional office environments.
The ownership and tenant mix is unique: real estate developers, architects, builders, designers, and creative firms all operating under one roof. With equity partners and owner-occupants on-site, Workbench fosters organic collaboration that cannot be replicated through networking events or scheduled meetings. Deals happen in the hallways. Partnerships form in shared kitchens. Ideas move from concept to execution because the right people are already in the room.
Workbench actively supports this interaction through intentional design and programming. Shared conference rooms, open collaboration areas, outdoor patios, and communal gathering spaces are not afterthoughts—they are infrastructure for connection. Regular seminars, workshops, podcasts, and community events create consistent touchpoints where tenants engage in real time, build trust, and expand their networks naturally.
This environment benefits both companies and their teams. Employees gain access to mentorship, education, and visibility beyond their own firm. Businesses benefit from increased exposure, credibility by association, and direct access to services and expertise that typically require time-consuming external coordination. In an era where culture, retention, and talent attraction matter as much as square footage, Workbench delivers a measurable advantage.
The result is a workplace where relationships show up on the balance sheet. Workbench transforms office space from a cost center into a catalyst—amplifying momentum, accelerating outcomes, and reinforcing the idea that when proximity is intentional, potential multiplies.
A DISTINCT COMPETITIVE EDGE
Workbench is approximately 75% pre-leased to owner-occupants, all of whom operate in real estate, architecture, construction, and development. This creates a rare, built-in “one-stop shop” for developers and industry professionals, fostering collaboration, deal flow, and community under one roof. All equity partners maintain offices within the building, reinforcing long-term commitment and alignment.
The ownership structure itself is a differentiator. Three of the six equity partners are women, resulting in a tenant mix where approximately 66% of firms are women-led—significantly higher than the national average of roughly 39%. Current tenants include Swinerton, Beck-Reit, Dick Clark + Associates, Legacy Lighting, and Art + Artisans.
SUSTAINABILITY & MASS TIMBER CONSTRUCTION
Workbench’s mass timber structure utilizes approximately 22,703 cubic feet (over 363,000 board feet) of wood products sourced through Timberlab. This volume of wood regrows in U.S. and Canadian forests in roughly two minutes. The structure stores approximately 500 metric tons of carbon and avoids an estimated 1,070 metric tons of greenhouse gas emissions, for a total potential carbon benefit of 1,580 metric tons of CO₂—equivalent to removing 301 cars from the road for a year or powering 134 homes annually.
Workbench is constructed using exposed mass timber and concrete, delivering a modern, sustainable building that stands apart from conventional office product. Designed by Dick Clark + Associates (DC+A), one of Austin’s premier architecture firms, the building emphasizes natural light, warm materials, flexible floor plates, and long-term durability. Tenants benefit from a highly efficient parking ratio with 95 structured parking spaces (approximately 1.8 spaces per 1,000 SF), private and shared outdoor patios, and thoughtfully designed common areas that support collaboration and productivity.
The ground floor includes dedicated restaurant and retail space designed to engage the street and activate East 7th’s vibrant day-to-night energy. Upper floors are configured for office use, with the fourth floor offering inspiring views toward Downtown Austin. The property’s location—within walking distance of thousands of apartment units—makes it especially compelling for companies competing for top-tier talent in a tight labor market.
Workbench is not a conventional office building. It is intentionally better, different, and special—a purpose-built destination for companies that value design, sustainability, community, and long-term relevance in Austin’s most dynamic submarket.
