Promenade at Stonehaven presents a rare retail opportunity within a rapidly growing Planned Unit Development (PUD) located approximately six miles west of Warrenton in northern Culpeper County. Often described as an “economic oasis in a retail desert,” this mixed-use town center is surrounded by more than 50,000 residents within a 15-mile radius and is strategically positioned to serve a market with limited existing retail supply.
The residential component includes 774 single-family homes and townhomes being developed by national homebuilder Lennar (US Home Corporation), generating built-in density and sustained consumer demand. The commercial portion, developed under an approved site plan by Saadeh Financial, offers more than 150,000 square feet of retail opportunity. Phase I includes Buildings A and B totaling 37,505 square feet, with Building A (22,500 SF) scheduled to begin construction in Spring 2025 and deliver in 2026. Additional retail buildings and pad sites are available, including ground lease opportunities for drive-thru and freestanding users.
The site fronts Route 211 (Lee Highway), which currently sees approximately 16,000 vehicles per day and is projected to increase to 24,000 vehicles per day based on recent traffic studies. Signalized access and a dedicated turn lane into the development are underway, enhancing visibility and accessibility.
Commercial zoning allows for a wide range of uses including grocery, medical, office, drive-thru restaurants, gas stations, banks, pharmacies, hotels, and light industrial. With strong residential growth, rising household incomes, and continued regional investment, Promenade at Stonehaven offers retailers and service providers a first-mover advantage in a high-growth corridor.
