The Palmer property is situated just north of downtown Fuquay Varina, at the signalized intersection of N. Judd Parkway and Stewart Street. The property is divided into two parcels with separate addresses, 1140 and 1250 NE Judd Parkway. Parcels may be purchased separately or together.
For reference, Judd Parkway encircles the town of Fuquay Varina. At the location of the Palmer property, the Judd Parkway NC 55 intersection is within ½ mile. The NC Department of Transportation has designated Judd Parkway as the new four lane bypass route around downtown Fuquay Varina, with anticipated construction to begin in 2028. This connection will provide Fuquay Varina residents a more direct route to Holly Springs, where the toll road I-540 leads directly into the employment hubs of Morrisville, Cary and Research Triangle Park.
The larger parcel, 1140 N. Judd Parkway, is approximately 21.9 acres and is located on the northwest corner of Judd Parkway and Stewart Street. It is triangular shaped with gently sloping topography from south to north towards the creek. The creek is protected by a riparian buffer (width unknown at this time). Conditional zoning documents from 2008 call out supplemental tree buffering of at least 3 feet in height in the buffer to maintain screening from the neighborhood to the north. Sanitary sewer is in the rear of the property and municipal water supply runs along Stewart Street
The base zoning for this parcel is Commercial Corridor with a Conditional Zoning Designation (CC-CZD). The 2040 Future Land Use Plan reaffirms the town’s desire for the base zoning. Allowed uses in this non-residential zoning are shopping center/retail, commercial, civic, churches, government, medical, restaurant and hospitality.
