Historic Mill Village within one mile of I-40 -- DISTRICT 12
Marketing description
The Henry River Mill Village Historic District is an early 1900’s textile mill village situated on 72 acres of land less than a mile south of exit 119 on I-40 near Hildebran, NC, which is located on the border of Catawba and Burke County. The Village has 1 fully renovated house that is generating revenue as an Airbnb rental, and 19 remaining mill houses originally built around 1905. The property also has a 6,000 square foot 2-story Company Store, numerous old garages, road ways, unique historic infrastructure and more.
The Village is surrounded on 3 sides by the Henry Fork River, and the topography of the land provides unique vantage points from both the river valley all the way to Baker Mountain Park just south of the property. While recently added to the National Register of Historic Places in 2019, Henry River Mill Village is known by most for its use as the set for the original Hunger Games film in 2012.
Unique Attributes of the Henry River Mill Village Property:
The Henry River Mill Village offers a one-of-a-kind property with its proximity to a major interstate, vast acreage of undeveloped land, and its historical and pop culture significance.
Beyond the Hunger Games, the Village was featured on the “Mysteries of the Abandoned” television show and “In With The Old” television show in 2021 on the Discovery Networks.
The Village currently operates as a historic site for daily visitation with revenues exceeding $50,000 per year in admission and gift shop sales. Additionally, the renovated house is used as a two unit Airbnb rental that generates revenues in excess of $20,000 per year. A weekend stay in one of the two rentals will cost just shy of $500.
Development of the North Carolina Wilderness Gateway Trail will take advantage of the Henry Fork River that touches the property on 3 sides. Henry River is the only commercial retail property currently on the projected path of the state trail system, which places the property in the perfect position to run a kayak outfitter, campsites, or a gift and provisions shop.
