The land is 174-00-00-091.000, the 5 acres with the house;

174-00-00-066.000, 22.4 acres of raw land.
The land at 174-00-00-021.000 is now listed as well. This totals over 170 acres with access to both 63 and 121.

The new development plan will have this land zoned for Rural 2, allowing it to be developed for single family detached homes with the possibility of “cross roads” for more commercial uses. (page 125 and on).
The growth plan does include city water and sewer, pulled from Campground Rd near 95 and down fro 64 in a “loop” (page 84 and on; Recommendations for Immediate Water and Sewer Expansion The County and City of Walterboro are currently undertaking a project to loop the water lines along Ruffin Road and 64 in order to set up the area for potential future development. Additionally there are plans to expand the sewer lines if needed to attract economic development opportunities such as an industrial site. While the wastewater capacity is sufficient for current needs, the city is planning on expanding the wastewater treatment plant to a 5.5 MGD capacity as a buffer for future development and emergency preparedness; however, it is not funded at this time. Areas of the county adjacent to Walterboro and around Cottageville have a greater potential for development given their proximity to Charleston County, fewer environmental constraints, and greater potential for utility/infrastructure expansions. The City and County should continue to work together on all future economic development efforts to ensure the availability of water and sewer service in potential growth areas.)
