670 E FM 501, Cherokee, Texas
Retail
Marketing description
This is the biggest and only intersection in Cherokee. It is 16 miles from Llano and San Saba and has no gas station. To the east is the 5300 acre Colorado Bend State Park which has no gas. To the west is 50 mies from a gas station. There is a restaurant therefore it would be a handy pit stop for gas and snacks. All the lots have 100 gallon a minute wells because the town sits on the hickory aquifer. There is room for a septic and gas tanks. It is the location of Cherokee Texas Children Home and a class A school so it is not going away. In addition, developments have started north and south of town and recreational retreat business is exploding. Every ranch has deer hunters that come the year around and one ranch has become a high fenced hunting retreat. Owner is also willing to finance the property. The maps I added show its great location. One shows the expanding Austin area near by, the other shows the developments near Cherokee in blue and the expanding state park in red.
