The site is located within the southeast quadrant of the Interstate 85 (Exit #35) and U.S. Highway 29 interchange in Grantville, Georgia 30220. These 27.634 acres of commercial land has approximately 1,200 feet of frontage on U.S. Highway 27 and 500 feet on the I-85 exit ramp. It also has approximately 800 feet of double frontage on Lowery Road. The property is in Coweta County within the City of Grantville. The tract is within one mile of five new subdivisions, three of which are accessed by Lowery Road that run through this site.


The site is one of the two corners that can be developed at this interchange. The north side of Highway 29 is bordered by a railroad tract that limits the access to the property at two of the interchange corners. The southwest corner has a cemetery and has limited visibility from I-85. This is the least developed interchange on I-85 South between Atlanta and the Alabama line. This tract is ideally located to take advantage of the new subdivision development in Grantville and southern Coweta County.


It has been proposed to develop a new generation travel center with lead brand fuel, modern forecourt, truck diesel, upscale convenience/travel store, fast food kitchen deli, and trucker services. Adjacent development consideration has been given to free-standing Tier I fast food restaurant and free-standing liquor store. The site area consists of 27 plus acres and affords direct frontage and access along U.S. Highway 29 and Lowry Road, but conceptual plans were developed for the 19.4 acres on the East side of Lowery Road. Both these tracts can we sold separately- 19.4 acres and 8.2 acres. The City of Grantville approved the special use permits for the C Store with gas and also the Liquor Store on the 19.4 acres. In the future a truck parking possibly could be added on the 8.2 acres with the required approval by the City.


The anticipated fuel volume, convenience store, fast food restaurant, and liquor store sales during the first three years of planned facility operation are attached A comprehensive development strategy has been created and analyzed for volume and sales projection purposes.


Anticipated Fuel Volume of 300,000 gallons per month and Inside Sales of $250,000 per month, plus $100,000 in Food Sales & $300,000 per month of Liquor store sales.


Asking Price- $2,750,0,000 for 19.4 Acres & $1,750,000 for 8.2 acres, total $4,500,000. Listing admin is related to the Seller.
