With over 1.5 acres of additional land adjacent to the north of the building, the opportunity provides a wide range of uses. In addition to the current configuration, the facility could be used for general retail and merchandising, further built-out for office, or turned back into industrial by re-installing a rollup door.

The additional acreage behind the building is currently fenced with an outside play area, which could be used to add additional square footage that would roughly double the size of the existing building. Also, a portion of the adjacent land to the north could be used for outside storage, or an additional structure could be built for a new owner’s use and/or as an investment for lease.
