Marketing description

This is an opportunity to be a part of the Sun Valley redevelopment - a 24 acre redevelopment project featuring mixed-use, mixed income and multi-generational housing and commercial space for food incubators and neighborhood amenities.

Upon completion, the Sun Valley redevelopment will include approximately 1200 residential units. This site is being offered now and represents one the last unspoken for opportunities in the market at a key intersection.

In 2015, the Sun Valley neighborhood was home to approximately 1,400 very low-income residents, up to 25 homeowners, several community serving nonpro fi ts, a power plant, a stretch of the South Platte River, Empower Field at Mile High, and stadium-related surface parking lots. Prior to 2015, the neighborhood had one of the highest poverty rates in the city (83%), a high concentration of school age youth (55%), a high number single parent households (85%), and immigrant families (21%). The Denver Housing Authority’s (DHA)1950s Sun Valley Home development was aging and contributing to declining conditions in a neighborhood that endured decades of isolation, poor connectivity, and a lack of investment.

A Choice Neighborhood Planning Grant in 2013 and a 2015 CNI Implementation Grant seeded the neighborhood redevelopment. The 24-acre Sun Valley Transformation includes new mixed-use, mixed-income, multi-generational housing with community-driven goals focused on youth, education, healthy food, jobs, sustainable infrastructure, better connections and active open space. With the community, a range of partners, and residents bene fi ting from targeted investments, DHA embarked on a responsive, authentic, and inclusive neighborhood revitalization.
