Rising to 1,339 feet, Chapp Hill is the dominant hilltop on the western border of the property. Excepting a few small beaver ponds and associated brooks, most of the acreage offers rolling hills of well-drained upland forest supporting an attractive hardwood timber resource.

The forest on Chapp Hill benefits from decades of professional management where timber stand improvement has been the long-term goal. As a result of this stewardship, the forest delivers a high-quality timber resource that will appeal to a wide range of investors. A 2022 timber inventory with growth modeled through year-end 2024 reveals a property carrying 3.7 MBF of sawlogs and pallet with 17.6 cords of pulpwood (25 gross cords) per forested acre. There are near-term opportunities for cashflow generation through harvesting of mature timber and long-term value accruing growth in the pipeline. Northern hardwood species like red maple, sugar maple, and black cherry dominate the resource (50% of the sawlog stocking). Chapp Hill is enrolled in New York’s 480A forest tax program, helping to reduce taxes, with an approved 2023 forest management plan.

Chapp Hill’s location offers rural privacy while also being situated just a few minutes from the expansive recreational resources of Higley Flow State Park (camping facilities and sandy public swimming beach) and the Saint Lawrence County Multi-Use trail system (ATV, UTV, snowmobile, etc.). There are two rustic camp structures on the property with a recreational lease generating $2,060 in 2025. Chapp Hill falls mostly inside the Adirondack Park under a ‘rural use’ land classification that allows for ‘reduced intensity residential development preserving rural character’ with appropriate APA permitting. A small northerly portion of the property falls outside of the park. Potsdam, NY, the cultural, educational, and economic hub of the region, is located just 30 minutes to the north.
