You are buying the winery for its enormous potential and inherent land assets, not the current operating business.
Metal building with a license to process 1,000 tons of grapes to bottling for both our winery as well as outside wineries.
1,000 tons equates to 800,000 bottles of wine per year. You can imagine the revenue potential depending on the price
you can sell the bottle. Wholesale is $5 per bottle. Retail is much more. Our winery has the current production capacity.
The next step is producing the grapes required to fill this, which we are doing step by step, first 30 acres, then 60 acres now
up to 120 acres with the goal of adding 30 acres per year up to 400 acres. An outside buyer could do this much faster and
then produce enough grapes to use all of the production capacity licensed under the metal building. The buyer also needs the
sales and marketing expertise to market the wine retail or partner with distributors. Currently, we convert a small portion of
The grapes we grow from 120 acres are sold in bottled wine, which we sell in our tasting room. Most of our grapes are re-sold to
other wineries in the area who convert them into wine and bottles and then sell them under their brand (basically white-labeling our grapes)
and keeping all the margin
However, awards don't sell wines; marketing does, and the current ownership does not have the funds to expand this business .The Winery can be increased drastically by Marketing the produced wine and get over 3 times what they are selling now.

Currently Emerald Creek Winery (ECW) only converts 30% of its grapes
into wine. We sell the other 70% of the grapes to other wineries.
ECW produces approximately 350 tons of grapes. If ECW converted all of
the grapes into wine, see below calculation
350 tons of grapes x 800 bottles = 280,000 bottles
280,000 bottles / 12 cases per bottle = 23,333 cases
We are also permitted to process 1,000 tons of grapes. Those can either
be grown on our property by developing more land OR we can buy grapes
from other wineries and process the grapes at ECW
As of 2024, San Diego county land value differs based on location and
development of what is inside. Developing land for Grape(s)
cultivation/farming, it costs $35,000 USD per acre. If you include a Water
Irrigation facility within the same land, it costs another $5000 USD per acre.
We already developed 120 acres for grapes to grow. If you see any undeveloped
land in the same area, $30,000 USD per acre. The buyer is paying the price for
land and future potential for all 10 parcels. We do not have any appraisal
done after 2010.
