The site is within the Port Orange Town Center (POTC) Community Redevelopment District. Working in partnership with the Community Redevelopment Agency (CRA), the district was created in 1998 to govern 271 acres of land situated in a critical area of Eastern Port Orange which historically served as the commercial core of the City.
The vision of the district and the CRA’s primary goal with this site and others nearby is to create a signature mixed-use waterfront destination that reestablishes Port Orange’s image as a premier waterfront community and become a catalyst for new growth throughout the City.
The underlying zoning is Port Orange Riverwalk Mixed-Use (PC-R) which allows for integration of a variety of uses including commercial, retail, hotel, office, maritime, civic and high-density residential (up to 32 du/ac).
The City maintains substantial flexibility over zoning and various soft funding mechanisms and will utilize all of its subsidies, grants or other non-repayable financial support in order to accomplish the vision to create a high-quality mixed-use project that benefits the residents of Port Orange and the developer.
