The Hampton County Storage portfolio includes 2 properties, both of which are located within ~20 miles of one another in the respective towns of Hampton and Yemassee, which lie in Hampton County, South Carolina. There are a combined 120 units across 13,400 NRSF, with some expansion potential. They are now being offered together or separately, so an offer can be made on the portfolio or on either the Hampton or Yemassee facility.
Both properties contain a long-term billboard lease, which contributes some additional annual revenue. At the Yemassee location, some of the buildings lie on property owned by the CSX Railroad Company, so the owner has an annual license agreement to continue leasing units in these buildings. An annual fee is paid to CSX.
Physical occupancy is north of 75% at both locations, however investors can look to boost physical & economic occupancy moving forward through a greater emphasis on advertising.
