Location 14ac: approx. 40 miles east of Houston CBD, 20 miles east of Baytown, TX, 35 miles west of Beaumont, TX.

Out parcels to 14ac Property are:
Former McDonald’s store (1.78ac FOR SALE $450,000 see attached PDF) NOTE: Late 2021, McDonald’s 1.78ac under contract but did not close.

Plat survey 14ac 1971 shows Drainage Ditch Easement (+/- 40 FT) traverses 14ac East To West from underneath SH 61 into Turtle Bayou.

From Houston or Beaumont/Louisiana, SH 61 south of I-10, is the primary corridor to hunting, fishing and/or water recreational activities on the east side of Trinity Bay and further south to Smith Point.

From I-10E, SH 61 is the primary route for most passenger and commercial vehicles traveling to Smith Point, Moody Wildlife Refuge (3,200ac), Anahuac National Wildlife Refuge (34,000ac) and/or other destinations on the east side of Galveston Bay (including East Bay) or to High Island and Bolivar Peninsula.

I-10E @ SH 61 is a significant intersection east of the Trinity River, with regional implications, for future mobility from Hwy 90 in Liberty County down to Anahuac (Chambers County Seat) and further south along the east side of Trinity Bay to Oak Island, Smith Point, High Island, Bolivar Peninsula and Galveston.

Since 2012 or so, $60-70 billion of energy industry expansion and/or renovation has been completed or is underway in and around Baytown and Mont Belvieu, Chambers County. Due to this energy industry expansion, population east of the Trinity River should increase significantly between now and 2026-2030.
