Mountain View Ranch Subdivision (MVR) is an attractive 21-lot (40 gross acre) platted subdivision located on the east mountains of Albuquerque at the SE corner of Tumbleweed Rd and Entranosa Rd. The subdivision is ready for immediate construction of roads and utilities, as all necessary planning and legal work, including the Plat and Engineering Plans, have been completed, recorded, and approved by Bernalillo County. MVR has also secured a Water Service Agreement with EWWA, providing community water to the subdivision, with the agreement including seven memberships available for an additional cost. Both a Geotechnical and Phase 1 enviromental site assessment have been completed by Geo-Test, Inc. Builders have a unique opportunity to design their own subdivision as there are currently no recorded CC&R’s on the property.

Subdivision Improvement Agreement was not required since this was a replat. Infrastructure must be completed prior to obtaining a building permit for lots.
Engineering Plans have been completed by Isaacson & Arfman, P.A. and approved by Bernalillo County. Work permit can be obtained once a contractor is selected.
A Water Service Agreement has been executed with Entranosa Water and Wastewater Association (“EWWA”) to provide community water for the subdivision. This agreement includes seven memberships for the subdivision. Additional memberships will be provided for the subdivision based on the cost of the water system for the subdivision being divided by the current membership cost. As of February 1, 2020 the membership is currently $6,500.00.
Declaration of Covenants, Conditions and Restrictions have not been drafted or filed allowing a builder to custom design the subdivision.
