CAPITAL IMPROVEMENTS

New roofs on all buildings except the small “duplex”

building. Replaced a small roof on the office building

New windows (sliding glass doors have not been replaced)

New concrete around pool and many sidewalks including created handicap ramps

All units have washers and dryers

New exterior perimeter lighting

Replaced major exterior electrical panels that were mostly

“hanging” from old fences

Substantial trimming and elimination of trees

16 units have been greatly renovated

Major sewer and water line work on duplex building

Completed replacing all the second story decks with plastic wood, which should eliminate repairing and painting them in the future, and replaced many of the joists holding up the decks.

Replaced all of the fences surrounding the first floor patios and the "fences" that are on our new electrical panels.

Replaced the siding on the west side of the property with hardie board, which should last a lifetime. Also replaced other siding throughout the project.

Replaced the parking lots including in heavily used areas replaced portions of the parking lot with concrete -- for more durability.

Completed staining the new fences.

Replaced all the pool fencing.

Replaced the office building siding and did substantial water and

termite damage repairs.

Repaired misc. perimeter fence openings; more to do as well.

Installed new HVAC system in the office building.

Replaced the original pool equipment

Resurfaced/re-plastered the pool.

Installed security systems including a camera system. To do this, built a cabinet outside one of our buildings and add electricity.

Began remodeling the office building’s interior by gutting the walls between the storage area and the laundry area to assess what work needs to be done to make one larger office with office storage and a bathroom.
