Each lot owners cooperation in that process will be appreciated. Canyon Hills subdivision is located within Otero County, outside the Alamogordo City Limits therefore municipal city water and sewer services are not available to the lots within the subdivision. Owners are responsible for installing their own state-approved septic system. Water is provided by the Canyon Hills Area Water Users Association, which owns two water wells that serve the subdivision. The Canyon Hills Area Water Users Association operates the private water system for Canyon Hills Subdivision. Each lot owner has one share in the water system. The Association holds an annual meeting once a year to update all members. Prior to beginning construction on their lot, the lot owner pays an initial hook-up fee, currently $250. Installation of the water meter, provided by the Association, is the responsibility of the lot owner and must be performed by an approved New Mexico- Licensed Plumber. Water is billed base upon consumption. This is an arid environment and water is precious. Desert landscaping is encouraged in order to reduce the demand on the water system. Annual Otero County Property Taxes are due in November of each year. The 2025 property tax was $300. The address of 3630 Thunder Road is approximate. Otero County will assign an exact street address upon issuance of a building permit.
