The offering herein includes approvals for approximately 600 residential-self-storage units and five 10,000 sf flex warehouse buildings located in the fully engineered Phase 6 of Liberty Estates planned unit development. Phase 6 is part of an overall +/-350 acre master planned PUD. Said master plan includes plans for approximately 2,000 residential units. Liberty East (east of Whitcomb) includes 85 single family owner occupied homes being built by Luxor Homes, Inc; 71 rent2own townhomes (45 completed and occupied and 26 nearing occupancy) being built by Luxor Homes, Inc.; 224 2 bedroom/2 bath rental bungalows by Redwood (approximately 60% completed w/ a waiting list); 500 market rent apartments in Phases 5 & 7; and a 236 mixed use residential rental community in phase 8. Engineering for phase 6 is nearly complete with a plat expected to be filed allowing for immediate construction in the summer of 2026. Additional pending support for this commercial site includes: 1) The Town’s pending ground breaking (Fall 2026) of a $12 Million Whitcomb Street road improvement project creating a three-lane thoroughfare from the entrance north to US30 including a roundabout at the PUD entrance (making Whitcomb a major North/South corridor); 2) Buildout of a 20 acre regional park to be located 800 ft south of the Phase 6 entrance on Whitcomb (Town funded w/ groundbreaking mid 2027); 3) Groundbreaking tentative for Summer 2026 of the phase 8 236 residential rental community (which may be tied into phase 6 w/ a sidewalk).
Merrillville has experienced significant growth over the last several years. The light industrial market is booming with large warehouse product ranging from 185,000 – 1million sf buildings. However, the flex warehouse space is scarce with well located newly constructed flex buildings leasing or selling quickly. With growth expected to continue across Northwest Indiana, the demand for flex buildings will continue to be in high demand. Similarly, the current and long term growth of the residential market will be supported by Northwest Indiana’s close commute to Chicago employment and culture, lower cost of living, and a safer better education for families.
