The Neighborhood: This property is located at the northeast corner of the central residential concentration of homes within the City of Alamogordo. It is the next phase of residential development, with Walmart’s Neighborhood Market, New Mexico State University’s Alamogordo Campus and Cristus Regional Medical Center nearby. Future growth of Alamogordo will be to the east, filling the Indian Wells Canyon area when the Lincoln National Forest conveys ownership of that property to private interests and it is developed. A similar conveyance of federally-owned real estate took place east of Las Cruces thirty years ago when the Bureau of Land Management conveyed a very large acreage east of I-25 for private development. Today, that entire area of Las Cruces is filled with homes and businesses. Alamogordo’s future development to the east will be accessed by the easterly extension of Indian Wells Boulevard, through this 83-acre tract.
Topography, Drainage and Flood Zone: The Flood Zone of the majority of this property is “Zone X,” which represents areas determined by the Federal Emergency Management Agency “to be outside the 0.2% annual chance flood plain.” This is because drainage from the foothills east of this property is diverted to the north by a man-made drainage channel and dike known as the “Tays-Holcomb drainageway”, which will provide drainage for the easterly portion of this 83 acres. As a result of the construction of that drainage channel approximately 60 years ago, there are no major drainage flow-paths crossing the westerly portion of this property, which is adjacent to existing residential subdivisions. This overall property gently slopes to the southwest.
