Marketing description

83 ACRES AVAILABLE FOR RESIDENTIAL SUBDIVISION

WITHIN THE CITY LIMITS

OVERLOOKING ALAMOGORDO

Buyers of upper -level homes want architectural amenities and conveniences their friends don’t have. They want to live in the “NEW’ neighborhood, that will still be appealing when they move on and sell their home. And many new home buyers are of a mature age, and want to be able to make a quick trip to their doctors’ offices and the hospital, avoiding traffic. This 83 acres offers these benefits and is ready for your development.

Location: 3000 Indian Wells Boulevard, located on the south side of the extension of Indian Wells Boulevard east of Scenic Drive.

Size of Property: 83.9 acres of undeveloped land.

Utilities: All utilities exist in the immediate area east of the intersection of Scenic Drive and Indian Wells Boulevard. A City sewer main runs the entire north-south length of this property, in the alley adjacent to its lower, west boundary, facilitating proper sewage drainage. a City water transmission line runs the full north-south length of the property, just east and above the Tays-Holcomb drainageway. See Flood Zone, below.

Zoning: The northwest corner of the property, fronting on Indian Wells Blvd, 9.7, acres, is zoned R-4 Multiple Family Dwelling, which also allows single family dwellings and professional office use. The remaining 74 acres of this overall property, accessed by 18th Street/Granada Ave, La Cresta Ave and NM Highway 2001, is zoned R-1 Single Family Dwelling.

Access & Easements: Indian Wells Boulevard has been constructed to the west boundary of this property. NM Highway 2001 extends east from Scenic Drive, forming the south boundary of the New Mexico State University/Alamogordo campus, providing access to the New Mexico Museum of Space History and the Tombaugh Dome Theater & Planetarium.

Granada Avenue extends north from 18th Street to the south boundary of this property. La Cresta Ave is a simple, neighborhood street.

Scenic Drive runs the full north-south length of Alamogordo. Indian Wells Boulevard extends Alamogordo’s full east-west length. Both of these major thoroughfares merge just 200 feet from this property, providing ideal access for traffic flow to and from the development of this location.

See neighborhood map, attached.

Flood Zone: the majority of this property is in Flood Zone X. The “Tays-Holcomb drainageway” a man-made Flood Zone A flowpath, runs the full length of the property, from the north end of La Cresta Ave, northwest to and under NM Highway 2001. The area of this drainageway is Zone A.

Photographs, Surveys: Three aerial photos of this property are attached, plus the Neighborhood Map showing the dedicated length of Indian Wells Boulevard, beyond its point of construction and adjacent to this property.

Price: 83.9 acres – 3,890,000 square feet - $3,000,000 - $0.77/square foot.

Additional Information:

The Neighborhood: This property is located at the northeast corner of the central residential concentration of homes within the City of Alamogordo. It is the next phase of residential development, with Walmart’s Neighborhood Market, New Mexico State University’s Alamogordo Campus and Cristus Regional Medical Center nearby. Future growth of Alamogordo will be to the east, filling the Indian Wells Canyon area when the Lincoln National Forest conveys ownership of that property to private interests and it is developed. A similar conveyance of federally-owned real estate took place east of Las Cruces thirty years ago when the Bureau of Land Management conveyed a very large acreage east of I-25 for private development. Today, that entire area of Las Cruces is filled with homes and businesses. Alamogordo’s future development to the east will be accessed by the easterly extension of Indian Wells Boulevard, through this 83-acre tract.

Topography, Drainage and Flood Zone: The Flood Zone of the majority of this property is “Zone X,” which represents areas determined by the Federal Emergency Management Agency “to be outside the 0.2% annual chance flood plain.” This is because drainage from the foothills east of this property is diverted to the north by a man-made drainage channel and dike known as the “Tays-Holcomb drainageway”, which will provide drainage for the easterly portion of this 83 acres. As a result of the construction of that drainage channel approximately 60 years ago, there are no major drainage flow-paths crossing the westerly portion of this property, which is adjacent to existing residential subdivisions. This overall property gently slopes to the southwest.

Beneficial Neighboring Institutions: The proximity of this 83-acre tract to the New Mexico Museum of Space History, the Tombaugh Dome Theater & Planetarium, New Mexico State University’s Alamogordo Campus, the Tay’s Special Events Center and the Cristus Regional Medical Center, present conveniences to its future residents not available from other subdivisions.

Otero County Property Account numbers: To locate this on Otero County Assessor maps, use R020120, R021357 and R058076.
