Marketing description
The winery was established in 2002. It was purchased from an old potato farm spanning 27 acres. Much of the 16 acres of now-mature, deer-fenced Vitis vinifera vineyard was hand-planted by the owner, and each vine has been painstakingly nurtured personally. By 2007, they were bottling the first vintage.
From the beginning, they believed in the sustainability of the land as it is worked year after year. It is due to this firm belief that One Woman Winery is a proud member of the Long Island Sustainable Winegrowers Association. The owner has striven to maintain a low impact on the surrounding environment by avoiding the use of herbicides and harsh pesticides.
The 27-acre property at 5195 Old North Road is located just west of County Road 48, slightly north of downtown Southold, and a 10-minute drive west to the Village of Greenport. Situated in the heart of Long Island’s North Fork AVA, the turnkey estate seamlessly combines production, hospitality, and on-site consumer sales.
The current and future operations are supported by preeminent infrastructure and valuable approvals that offer strong potential for future expansion.
The estate currently features a fully renovated and expanded 13,000 sq. ft. state-of-the-art production facility. The work was completed in 2024 to support high-volume operations. It is outfitted with fully automated, climate-controlled wine tanks, two commercial-grade stills, barrel storage, case storage, a commercial kitchen, dedicated office space, and a conference area. The facility has a production capacity of 35,000 cases of wine and 100,000 gallons of spirits (vodka, gin, bourbon) distilled onsite annually. There is storage for over 2,000 barrels, along with extensive case storage for finished products.
In addition to the production facility, there is a brand-new (opened late 2025) 2,600 sq. ft. tasting barn that accommodates events such as live jazz nights and curated hospitality experiences.
Additionally, the vineyard currently has Suffolk County Health Department (SCHD) approvals for a further 2,600 sq. ft. on-site expansion. A building permit must still be obtained to begin construction. Also on the property, supporting production, is a 4,000 sq. ft. equipment storage barn with utilities, as well as multiple agricultural outbuildings. There is also fully approved, legal on-site workforce housing for four employees.
The sale also includes a shy one-acre cleared and leveled residential building lot, which offers further development potential once building permits are secured. Access to the lot is via Chardonnay Drive.
