A new owner/user or owner/developer will save at least a year to do their project, over attempting to rezone Agricultural Zoned property on most land along HWY 94.

The 1280 SF building is useful, but incidental to the value of the property. The property is large enough to subdivide into perhaps 16 lots for industrial or commercial purposes. Also, it is a 10-mile drive, in either direction, to a gas station or convenience store. CDOT says the 2026 traffic count is predicted at 12,264 vehicles per day, so possibly a gas/convenience store could successfully operate on part of the property.
