Upstairs is a 2,382 sq ft loft apartment with 12-foot original antique tin ceilings, hardwood floors, 11 windows, a custom spiral staircase connecting both floors, and a master bathroom that involuntarily provokes the -O- face. Section 1: Real Estate & Structural Assets

1.1 Main Building — Original Solomon Masonic Lodge #32

Year built: circa 1915. Historic two-story brick construction (15in thick). Exterior largely

original with preservation labor applied. Masonic Square & Compass emblem on facade.

Main building measured from exterior: approximately 4,765 sq ft. Combined with

attached north storage building: approximately 4,847 sq ft total under one roof. All

square footage measured from exterior walls — slight variation possible due to brick

face measurement points.

Ceiling heights range from 7'10" to 13'5" throughout the building. Original ornate antique

tin tile ceilings throughout most of the building; additional tin tiles clad the western wall

of the downstairs event area.

Completed Structural & Infrastructure Improvements:

PowerJack Foundation Repair: The entire southern wall professionally stabilized and

repaired by PowerJack, a specialist foundation repair contractor. Full service

documentation in Seller's possession — available to qualified buyers upon request.

Elastomeric Roof Coating: Entire main building roof freshly treated with 10-year

elastomeric membrane. No active leaks. Product specifications retained on-site for buyer

reference and future maintenance reordering.

Thompson's WaterSeal Exterior Treatment: Entire exterior brick facade treated with

Thompson's WaterSeal waterproofing. Most visible cracks and mortar voids filled and

sealed prior to listing. Proactive preservation of 111-year-old masonry.

Sewer Line Replacement: New 4-inch sewer line installed from rear of building to city

connection, replacing corroded original cast iron and ceramic pipe. Proper grade

installed. Bidirectional cleanouts installed inside (bathroom) and outside. Approximately

10 feet of original line under building slab retained — visually confirmed intact and fully

serviceable from either cleanout direction.
