The site is located approximately 0.5 miles north of Downtown Sioux Falls at the intersection of N. Minnesota Avenue and W. 5th Street. Minnesota Avenue is a primary north-south arterial carrying 22,000+ VPD and connecting the North End to the central business district. Interstate 29 (north-south) is approximately 1.5 miles west and Interstate 90 (east-west) is approximately 2.5 miles north — Sioux Falls sits at the crossroads of the two, providing direct regional access to Omaha (~180

miles south), Minneapolis (~240 miles northeast), and Fargo (~240 miles north).

Sioux Falls Regional Airport (FSD / Joe Foss Field) is approximately 2.5 miles northeast of the site and handled a record 1.5 million passengers in 2025 — up 6% over 2024 — with a $70 million concourse expansion underway. Citibank's 1980 relocation of its credit card operations to Sioux Falls established the banking and financial services sector as the state's largest economic driver, contributing roughly $7.9 billion annually.
