This 780 +/- acre farm, located in the northern end of the Oklahoma Panhandle, sits atop one of the region’s largest and most reliable water reserves. The property includes a 500-acre center pivot currently supported by two irrigation wells producing a combined 1,900 GPM, providing approximately 4.2 GPM per irrigated acre.

The owner has been growing alfalfa on the northern half of the pivot, with the balance planted to an alternative hay crop. The remaining 160 acres were previously enrolled in the Conservation Reserve Program. An additional irrigation well was recently drilled on this tract and test-pumped in the 1,200 GPM range. Although the 160 acres are not yet tied into the existing system and do not currently have a pivot, both water line and electrical service have been installed to support future development.

It is estimated that approximately $65,000—plus the cost of a pivot—would be required to bring the additional acres under irrigation. Upon completion, the property would feature 615 irrigated acres with an improved water availability of approximately 4.72 GPM per acre.
