The Holiday Inn Express opened in 2021 and Comfort Inn & Suites (a former Holiday Inn Express) was built in 2007 and converted in 2022. A leasehold interest is being offered on both hotels. The ownership converts to fee simple title in Dec 2030. The hotels both benefit from a partial real estate tax abatement, which expires in Dec 2030. In the State of Kansas, tax abatements are not granted to developers but to cities. Therefore, the City of Goodland holds fee title until the end of the abatement, (2030). At that time, the developer's leasehold interest converts to fee simple title. The Express property also benefits from a 22 year, 2% community improvement district (CID), which contributes directly to the net income.
Goodland KS is a rural community in western KS, with a surprising and stable demand from transient I-70 travel, long haul trucking, and a strong energy and agribusiness base.
