The subject property is a 2-story Class S modified 67,216 sf (33,608 sf main floor and 33,608 sf 2nd floor) steel storage warehouse with structural steel columns, girders and pirlins, steel skin and roof and steel-reinforced concrete floors. Sidewalls are 24’. In order to gain the additional 2nd floor space, some sacrifice was been made to the clear height of each floor. The building was constructed in 1976 and is in very good condition. Interior walls are masonry block. The roof was replaced in 2013 with Pirlin-Bearing Rib (PRB) panels. The compressive strength of the 2nd floor concrete slab is 3,000 psi or better.
