Investment highlights
- The Red Roof Inn was constructed in 1986 and is situated on an approximately ±2.91-acre site. The Hotel consists of a three-story, ±38,848 -square-foot building featuring 114 exterior-corridor guestrooms and one guest elevator.
- The Hotel is being offered unencumbered of management through a receivership sale, allowing new ownership to implement new revenue management, sales initiatives, and cost control strategies. The Property was recently closed in May and placed under the management of a receiver.
- The Property has excellent accessibility from Interstates 90 and 81. Interstate 90 (New York Thruway) acts as a connecting roadway to Interstate 81 and extends approximately ±385 miles across New York State.
- Construction costs have escalated in the past decade. The property is offered for sale well below replacement cost.
- The property has operated with Red Roof franchise since 2020 and was renovated in 2023. A Product Improvement Plan (“PIP”) is expected to be required to meet current brand standards and will provide a fresh opportunity to reposition the hotel. Premises will be sold “As Is."

Additionally, the Hotel is located near Syracuse Hancock International Airport, Hancock Field Air Guard Station, Syracuse Amtrak Station, Saint Joseph’s Hospital, Syracuse University, and Le Moyne College.
- The largest semiconductor manufacturing facility in U.S. history, the Micron is currently under construction only 10 miles north of the Hotel. The project is expected to exceed $100 billion and create 9,000 direct Micron jobs, with estimates projecting up to 50,000 permanent regional jobs. The project is projected to generate over $16 billion in annual regional economic output by 2041.
