THE SITE

Existing Cook Brothers Warehouse – a 30+ year business – located on the southwest edge of the Hermosa neighborhood on the NW side of Chicago, and includes Kelvyn Park. It is the birthplace of Walt Disney, originally Scottish, German, and Swedish immigrants, and today is a highly dense (+/- 118,000 in 1.5 mile radius), predominantly Hispanic trade area (Puerto Rican and Mexican) with blue collar demographics. The immediate neighbor on the large
parcel is Burlington under separate ownership.

THIS TRADE AREA

The area has a large industrial core with almost 15% of all general land use and 62% of the employment related to industrial uses-heavily manufacturing. Healthcare is the number one employment sector. Despite the density and strong day population (87,000 in 1.5miles), retail is dramatically underserved here in most retail categories.

EXISTING RETAIL ANCHORS

In the trade area include Menards, Burlington, Home Depot, Walmart and Aldi. The main retail hub is the intersection of North, Grand and Kostner carrying a combined +/-45,000 VPD at the six (6) way intersection. Mid-box, power centers do not exist, and most bigger boxes are freestanding with or without outlots. Few major grocers serve the trade area and medical, entertainment and fitness uses are also underrepresented. The only proximate power center is 1/2 mile west in the North Austin neighborhood (Washington Square Shopping Center with Food-4-Less, Planet Fitness, and Ross).
