* The sale consists of EVERYTHING including the actual real estate with all buildings/structures, repair shop, c-store, fixtures, pumps, canopy, tanks, lifts, air/vac machines and etc. as applicable.
* Any inventory that exists will be taken by the tenants that will be vacating. (Unless you wish to keep the tenants or part thereof. Your choice as they would love to stay)

Although this station has exceeded well over 100,000 gallons a month in the past, we do not know what it is currently doing as the supply agreement is under operator not owner/landlord.

I myself am also a mortgage banker so any questions pertaining to a mortgage loan for this can be answered by me although you are 100% free to obtain financing from anywhere you choose to. Needless to say, availability or possibility of this is at the sole discretion of the Seller/Owner.
* Annual taxes are approximately $45,000 a year and they have NEVER been grieved or even applied to be grieved. Since tenants were paying all expenses - triple net - we do not have an accounting of the expenses from anytime recently.
