Station has multiple MPDs w canopy, a full service convenience store, an auto repair shop which is currently paying $12,500 a month as a sub-lease with 25%-50% of certain expenses including insurance and Real estate tax! (sub tenant has only 2 years left on initial 5 yr lease and is already asking for a renewal !) There is also a self car wash on the lot along with air pump and vacuum. Additionally, there is ample space for a food truck which would most certainly add significantly to profits whether self operated or as a lease/rental of the spot. The store which although is on the smaller side, has room for increased size and is currently doing close to 70k a month in gross sales with a 40% retention rate based on purchase invoices presented. The TLC office is also down the block! (Please note that 7-11 which was across from this on Queens Blvd closed down not too long ago due to not having any parking lot or even any space to STOP on this busy Queens Blvd intersection. Their loss is YOUR gain especially when you DO have the parking issue/Stopping resolved!!

5) The citgo down a little bit will be going out of business due to Condo high rise development within the next 5 years and this is why those tenants were only offered another 5 years as lease extension because it takes that much time to get permits and permission for such a project anyways! This is a matter of close to 200k gallons a month which the majority of would go to this station!!

6) PERFECT location for food truck business. Absolutely crazy foot traffic. Train Station is DIRECTLY across from this BP Gas station which is last stop in Queens before NYC or first stop into Queens from NYC!!

SO MUCH INCREASING POTENTIAL THAT IT IS DIFFICULT TO MENTION IT ALL!!!!
