Investment highlights

1) Because of the location of this gas station on Sunrise highway with the LIRR running on the opposite side of Sunrise highway across from it, there is very little room for any new competition especially across from it where NOTHING can be built due to the Long Island Railroad already being there. As to sunrise highway to the left and to the right, there is no other Gas station at all for over a mile in both directions. If you were looking for a "Bolla proof" station, this is the closest thing to it!

2) Super competitive Valero prices known to be low allow for you to make more profitable margins! Non-stop Traffic on Sunrise highway makes this a homerun!

3) Completely Owner absentee and if you pay even a little bit attention to business and supply demand in terms of inventory you can increase even more.

4) Seller is selling only because of his 14 stations, this is the only one this far as the rest of them are all basically in North Queens/Manhattan and because of this he is not able to be present with this site and has a very difficult time covering if an employee calls out sick or is fired as he is not able to easily move workers from one station to another to cover shifts as he is able to currently do with the 13 other stations which are all in North Queens and Manhattan. Therefore he himself/or family has to drop everything and cover shifts if a worker calls out which is something he cannot continue to do as it is too taxing on him. Despite the station averaging between $18,000-$19,000 a month NET PROFIT after all expenses, which was based on last 12 most recent months from current, it might be better for him to just sell and use the money to invest into his current and new stations within the same region of his other stations. This is also the reason why NO SELLERS FINANCING is available. If owner doesn't get the money from this transaction to further reinvest it, it defeats the purpose of selling this as it is a very profitable station that just happens to be outside of his "bell curve" in terms of all other stations.
