BP Gas station and C-store for sale on BUSY road in Blue Point NY (Suffolk County). (NO REPAIR SHOP) This is for sale of the Business Goodwill via assignment and is NOT the real estate for sale. The real estate is NOT available for sale either. Please see below key points:
1) 15 year lease - $10,000 a month rent (is currently $11,000 but will be reduced to $10,000 a month TRIPLE NET- all expenses paid by Tenant. (real estate tax is already included in rent)
2) Refundable security Deposit is $30,000
Refundable BP gas deposit is $40,000
3) Key Money is $275000 (No seller financing so pls don’t ask. If you want to get an SBA loan pls know that is YOUR choice but seller is NOT selling subject to any financing contingency and is NOT providing any tax returns or profit and loss statements which are typically essential in securing an SBA loan which in general frequently end up doing nothing but wasting time and end up in denial. We WILL only provide financials and supporting documentation such as receipts and Records that pertain to the station’s gas volume and store sales as we have no problem with providing that to confirm what we have represented. This documentation is far more credible and reliable than tax returns which are often “doctored” or prepared in such a way to show what the owner WANTS to show or represent as opposed to what really is.
4) Entire operation is currently absentee owner and can be ran MUCH MUCH more effectively. Current gas volume is approx 50k month give or take with approx .32 cents on regular margin - .65 cents margin in super and .85 on diesel. adding up to approx $17,000/monthly - give or take.
5) approximate store sales is $45,000 monthly of which retainment factor is standard 35% but for the sake of being conservative we will go with only 30% which yields $13,500/month Lotto commission is based on $66,700 monthly is approx $4000 a month. Atm and vacuum commission are $350/monthly - parking rent is approx $750/month - credit - cash price difference is approx $1500/mo
6) approximate monthly net of station averaged over past few years is $12,670 a month. it has 2 workers but only one needed per shift. this number could easily be increased further with proper management - presence and utilizing the huge lot via a food truck rental or operation as well as u-haul space rent as some ideas.
7) Some of its expenses are rent $10,000, payroll and taxes at $9,000, utilities- internet, water sewer, garbage pick totaling approx $1,870 monthly. Insurance at approx 800 a month.
8) Pls note that we would be getting the transfer or assignment fee waived or included in the key money otherwise that charge would also be there.
