The property consists of 12.6 gross acres. The property has some portions that will not be good for development and the overall gross acreage includes the private drive. Realisticallythere is closer to 9 usable acres. It is possible there could be two transactions with the parcel being divided by the private drive. There could be a buyer that wants the 1.5 acre site on the east side of the road and not the land on the west. I would propose that we market the property as a whole but also be aware there may be offers on the A & B lots outlined in the aerial on their own. There are very few properties like this in the general area that have sold recently, thus comparable sales are hard to find. A couple items that we will want to better understand early on in the market process is whether this site has access to any master retention basins, availability of sewer and water, and we will want to better understand the private drive.
