The Beracah Ranch has been thoughtfully stewarded by the same family since 1994. During that time, the landscape has been transformed into fertile pasture and hay production lands that support both livestock and healthy populations of wildlife. Dry Creek meanders through the ranch for ½ mile, adding a beautiful riparian component. The Beracah Ranch is more than a piece of land. It is a property that has been carefully cared for, thoughtfully improved, and deeply loved. It is a place where stewardship, productivity, recreation, and family legacy come together in one remarkable setting.

Location

The ranch is located in Southwest Colorado, 20 minutes southeast of Durango, near the small town of Ignacio. It is situated along a paved county road that is maintained year-round. Elevations on the ranch range from 6,600 to 6,900 feet.

Improvements

Upon entering the ranch, you will find: a fully furnished 3BR 2BA home, 80×100 hay barn with an office, guest quarters and bathroom, a historic barn situated within a 60×100 – 16 stall horse barn, a two stall horse barn, two loafing sheds, and a full suite of cattle handling facilities with a scale.

At the central portion of the ranch, you will find: a fully furnished vintage 1BD 1BA ranch house with a loft, a ten-car garage with a bonus room, two 30×45 steel buildings, a 30×100 heated shop with guest quarters, and a 50×100 equipment shed with a concrete floor.

History

Beracah Ranch takes its name from the Valley of Beracah in II Chronicles, “a place of blessing.” In 1994, the current owners set out in search of a Colorado ranch where their family could build something meaningful for generations to come. What followed was a decades-long commitment to restoring and improving the land.

With guidance from renowned soil consultant Neal Kinsey, the owners began an intensive soil improvement program that continues today. Since 1994, each field has been regularly tested and carefully managed to build healthy, productive soils. Through thoughtful stewardship, the ranch has been transformed into fertile pastureland capable of supporting both livestock and abundant wildlife.

Once the land was restored, the owners established a registered Angus cattle operation, producing quality livestock while maintaining the health and integrity of the ranch.

Hunting

The ranch is located in Colorado Game Management Unit 75. This unit offers over-the-counter elk tags for 2nd and 3rd rifle seasons. The ranch also qualifies for the Colorado Landowner Preference program, offering additional mule deer tag possibilities.

The combination of hay fields and pasture, live water, riparian areas, pinon juniper forest cover, and numerous irrigation ditches that bisect the ranch provide great habitat for resident mule deer, as well as remarkable elk herds that periodically transition the ranch.

Recreation

The ranch is very accessible and usable due to its gentle slope and a nice trail system throughout for hiking, horseback riding, mountain biking, ATV’ing, snowmobiling, or cross-country skiing. Dry Creek flows through the ranch for about ½ mile. This creek flows year-round, but is really not a fishery per se. However, it may offer the opportunity to catch a fish or two at certain times of the year.

Water Rights

18 ½ shares in Series B of the capital stock of The Morrison Consolidated Ditch Company

Equipment

There is an extensive list of farm equipment included in the offering that is available upon request.

Investment highlights

Ranch Operations

The ranch is currently utilized for cattle grazing, hay production, and big game hunting. There are approximately 80 acres that are currently irrigated. The irrigation water originates from the nearby Vallecito Reservoir, which provides dependable water delivery to the ranch. Water is delivered through six headgates to a gated pipe system, as well as a side roll sprinkler system. In addition, Dry Creek and a pasture creek enhance both agricultural productivity and wildlife habitat.
