Power. A 345 KV Public Service Company of Oklahoma (AEP) AC overhead transmission line runs in proximity to the property, with on-corridor tap node Tap149385 (345 KV, in service) mapped adjacent to the route. Multiple 345 KV PSO segments are in service in the immediate area — Muskogee → Tap149385, Tap148807 → Tap149385, and Tap149385 → 159849. Interconnection studies proceed through the PSO/SPP generator interconnection queue, and AEP/PSO welcomes large-load interconnection inquiries from qualifying data center, energy and industrial projects. The site sits within the Southwest Power Pool footprint — outside ERCOT and PJM — with the SPP open-access transmission tariff governing regional wheeling and firm service.
Generation. OG&E's Muskogee Generating Station sits nearby on the Arkansas River near Fort Gibson: approximately 1,716 MW across three dual-fuel units, commissioned 1977, with Units 4 and 5 converted from coal to natural gas in 2019 and the station planned to operate to 2049. PSO system capacity is roughly 4,400 MW serving ~575,000 customer accounts, supplemented by the 795 MW Green Country CCGT added in 2025 and Oklahoma's multi-gigawatt SPP wind fleet. Dispatchable 24/7 thermal generation is well matched to always-on compute load.
Fuel optionality. A natural gas transmission pipeline runs approximately 2.7 miles from the property — within reach for future on-site gas-fired generation, peaking, cogeneration, or thermal cooling, subject to extension and interconnection. Oklahoma's major transmission operators include ONEOK Gas Transportation (~4,500+ miles in state, HQ Tulsa), Enable Gas Transmission, Southern Star Central and ANR Pipeline. Water. The parcel sits near the "Three Forks" convergence of the Arkansas, Verdigris and Grand (Neosho) rivers. USACE Fort Gibson Lake lies northeast, with Webbers Falls and Robert S. Surface water is the primary regional supply, underlain by Arkansas River alluvium, with local water and sewer service through the City of Muskogee and Muskogee County Rural Water Districts. FEMA floodplain extent and SFHA zone to be confirmed via the NFHL panel and a site-specific flood elevation certificate; the Muskogee area is subject to Arkansas River flooding and siting/grading review is essential.
Location and labor. Muskogee County (2020 population 66,339) is anchored by Muskogee, the county seat and Arkansas River port city. Tulsa and Tulsa International Airport are ~49 miles; Oklahoma City ~145 miles; Fort Smith, Arkansas ~60 miles. US-69, US-62, US-64 and the Muskogee Turnpike serve the area, Davis Field (MKO) provides general aviation, and the Port of Muskogee offers inland barge access to the Gulf via the McClellan-Kerr Arkansas River Navigation System. Oklahoma is a right-to-work state with the Quality Jobs cash-back program and CareerTech Training for Industry workforce development.
Incentives. Oklahoma offers a sales/use tax exemption on machinery and equipment for computer services and data processing (subject to out-of-state revenue thresholds and NAICS classification), a five-year ad valorem exemption for qualifying facilities, the Quality Jobs Program, Investment/New Jobs Tax Credit, and Freeport inventory exemption, with local ad valorem abatement potential via Muskogee County and the Oklahoma Department of Commerce.
