Morrill Crossing is a prime commercial hard corner site at the busiest intersection in the Town of Argyle. According to Zip Atlas, Argyle was ranked fifth among all Texas cities for highest income in 2014. Only four major thoroughfares exist within the Town. These include Robson-Crawford; US 377; FM 407; and Interstate 35W. This leaves only four major intersections within the community. Additionally, there are only four major exits along Interstate 35W between State Highway 114 in Ft. Worth and the Interstate 35 west and 35 east convergences in Denton. These include FM 1171; FM 407; Robson-Crawford; and FM 2499. However, the absence of service roads along this 14-mile section of highway prevents access, with the exception of one site: Morrill Crossing, located at the northeast hard corner of Interstate 35W and FM 407. It is the ONLY property along this section of highway with a frontage road and permitted access.
This site is 15 minutes south of Denton’s CBD; eight minutes north of Tarrant County’s major employment hub that consists of Texas Motor Speedway, Alliance Airport, and BNSF Intermodal Rail Terminal; and 27 minutes north of Ft. Worth’s CBD. Morrill Crossing is surrounded by new, high density residential developments and is centrally located in a region due to experience the highest rate of growth in Denton County over the next 20 years. Within five miles of Morrill Crossing, there are approximately 35,000 homes that are planned or under construction. Morrill Crossing’s trade area extends three miles south; two miles west, half the distance to Justin; four miles north; and three miles east, half the distance to Lantana. Morrill Crossing is zoned community retail and offers unobstructed visibility to over 50,000 vehicles that pass by this property daily.
This site is ideal for fuel services, drug stores, banks, and fast food operations. Multi-tenant retail space is also available for prelease with construction to commence soon. Upon closing, the seller will deliver both sewer and water to the property line with adequate capacity. For more information, contact Stephen Schattner. 972.385.1907 ext 301
