Tulsa Commons is a 27.92-acre commercial subdivision that was created as part of a development that is anchored by the 300-room, Renaissance Hotel and platted as planned unit development (PUD-601). There are a total of eight lots that include six (6) interior lots with neighborhood street frontage containing 0.83-acres, 1.37-acres and 5.50-acres., one (1) 1.21-acre lot with 210+/- feet of major street frontage on Garnett Road (19,600 average vehicles per day (VPD) passing in front and one (1) 10.25-acre lot with 886+/- feet of frontage on one of Tulsa's most heavily trafficked highways, U.S. Highway 169 (125,599 VPD). The property owner plans to develop multi-family apartments on the 10.25-acre lot.
In January 2024, the City of Tulsa rezoned a large portion of the 71st Street corridor, including Tulsa Commons, eliminating existing PUDs and replacing it with a new CO-16 zoning that contains more allowed uses. Along with the rezoning, the City of Tulsa will be undertaking a revitalization project along the 71st Street corridor with new sidewalks, lighting, landscaping and other streetscape elements.
