In February 2020, American Freight combined with Sears Outlet, a leading national discount retailer of home appliances, to create American Freight Furniture Mattress Appliance. The enhanced American Freight launched in June 2020, leverages the strong legacies of the founding organizations to deliver consumers a one-stop-shop for quality furniture, mattresses and appliances at everyday low prices! American Freight operates over 350 stores in 40 states across the United States and Puerto Rico. The company was acquired by Franchise Group, Inc. for $450M in February 2020, and combined with the former Sears Outlets under the brand American Freight Furniture and Mattress. Per the latest quarterly report, total gross revenue for Franchise Group, Inc. has increased from $503 million to$621 million, a dramatic 23.5% year-over-year increase.
- American Freight is paying $2.04 per square foot in net rent, which is below replacement costs and allows the 50,000 SF building to be offered for over $1.2 million ($25/SF), creating flexibility and rental upside to the new owner
- American Freight is on a long-term, 10-year lease with two (2), five (5) year option periods and five percent (5%) rental increases in each option
- I-75, a main corridor in the state that stretches from Cincinnati to Toledo by way of Dayton and carries more than 72,000 VPD, runs adjacent to the Premises, allowing for easy visibility and access via Exit 82
- In addition to the surrounding retailers at the Miami Valley Mall, nationally recognized retailers such as Walmart Supercenter, The Home Depot, ALDI, Big Lots, Joann Fabrics, Planet Fitness, Cracker Barrel, Aaron’s, Arby’s, Wendy’s, Taco Bell, Waffle House, Chase Bank, Kay Jewelers, and Murphy USA among others are all located nearby, helping identify E Ash Street (US-36) as a shopping destination
- Piqua, OH is in the midst of large-scale economic development. According to local reports, there are more than 1,000 acres of land that is to be developed and used for industrial purposes. There are numerous housing developments underway, and a brand-new, $30 million Kettering Health Network medical center which was developed one mile away from the Premises. The 31,000 SF hospital, which includes a 24/7 emergency department, opened in August 2020
