STRONG SALES REPORTING AND PLACER.AI RATING – The Tenant reports above average, upward trending sales volume which is supported by data from Placer.ai geofencing software. Sales year-to-date through October 2021 represent a healthy rent-to-sales ratio of eight percent (8%). Placer.ai reports that the Columbia location is the top performing location by customer traffic of the three Famous Dave’s in the state of Maryland with 117,000 annual visits.

REPLACEABLE, AT MARKET RENTAL RATE – The Tenant’s rental rate of $38-per-square-foot is at market and replaceable. Columbia is a highly desired market where restaurant volumes are known to be robust. There is steady demand for restaurant space, and full-service fast casual restaurants perform at or above their national AUV on a general basis.
