On July 28, 2020, the City Commission adopted Ordinance 2020-06, which amended the Future Land Use (FLU) of this site from Mixed Use – East (MU-E) to TOD. Therefore, the property is eligible to be rezoned to a zoning district consistent with the recently adopted FLU. Should the property be successfully rezoned to TOD-E, which allows for a maximum of 50 units per acre, 25 residential units would be allowed. Further, this site is eligible to be redeveloped as a mixed-use urban planned development district per LDR Section 23.3-25(e), which would require final review and approval by the City Commission. Per Policy 1.2.3.4(3) of the City’s Comprehensive Plan, mixed-use urban planned development districts may obtain an additional 25% bonus in density, intensity, and height over the base plus an additional 15 in height.
